A planning application for 48 Railway Parade (corner of Mckenzie St) has been advertised to do just that.

  • 14 flats/3 storeys (plus rooftop garden) all on a single block
  • areas of concern include height, water table, setback, car parking and traffic
  • closing date for feedback = 17 June 2021, but may well be received (at least by Councillors) until the FCC meeting when they make a decision
As the first proposed development of this scale in the Seaford Village precinct and hence the one that would set the precedent for subsequent development, it needs to be held accountable by Council for building excellence and nothing less. With General Residential Zone (GRZ) amended in 2017 to allow a maximum building height of 11m and 3 storeys in this area (plus scope for the developer to make millions) it will certainly not be the last.

If you want to preserve the character of Seaford, please take the time to read the proposal and submit any concerns you may have by way of objection to FCC by 17/06/2021.

PLEASE NOTE: Even if you did NOT submit an objection to FCC when the Permit Application was first raised, you CAN submit a "Statement of Grounds"and have your voice heard - see image attached.

Numbers matter - VCAT will consider the number of people who submit a "Statement of Grounds" as evidence of a significant social effect. If you don’t submit one, VCAT will not realise how much opposition there is to the development application.

Then there is time to prepare the support for your arguments to be submitted in November when there is again a VERY short time in which to do stuff. More later or read the doco received from the applicant.
Reminder that emotional arguments will be ignored.
It has been suggested that at the end of your reasons you may wish to add something like “I reserve the right to add to or change my reasons for objection.” This keeps your options open.

Please let me know if you spot any errors - I'm new to this process as well.
